Type 3 Asbestos Survey
A type 3 asbestos survey is required whenever a building is to be demolished or the subject of a major refurbishment.
When a type 3 asbestos survey is undertaken, the asbestos surveyor will conduct an invasive survey, which means that there will inevitably be some damage caused in the areas affected by the survey.
It is not necessary to have a type 3 asbestos survey conducted on pasrts of a building unaffected by demolition or major refurbishment, so if a 3 storey building is only having one floor refurbished, then only that floor need be the subject of the type 3 survey, not the entire building.
Due to the invasive nature of the type 3 asbestos survey, it is strongly recommended that the areas affected by the survey are not occupied at the time of the survey.
The asbestos surveyor will sample all materials suspected of containing asbestos, unless, as in the case of fire doors for example, doing so will compromise the integrity of the material.
Also, electrical switchgear and equipment will not be opened and tested, as this often presents unnecessary health and safety risks.
It is easier (and more cost effective for the client) if items such as hand dryers, fuse carriers, fire doors, etc are presumed to contain asbestos, so that when they come to be removed, they are simply placed, undamaged, into an asbestos skip for proper removal.
