Without proper maintenance, buildings soon fall into disrepair. Planned maintenance enables clients to plan and spread the expenditure on repairs and maintenance and avoid any unnecessary adverse expenditure in any one financial year.
The service can be tailored to a client’s own requirements but generally will include an inspection of the property (or properties) to identify, record & recommend required maintenance works.
We will advise on appropriate maintenance cycles and make recommendations concerning immediate maintenance needs and make suggestions for future preventative maintenance measures.
The planned maintenance survey will usually be presented in a spreadsheet format and will include an estimated cost breakdown of all elements included.
Why Is PPM Needed?
The biggest problem that tenants of commercial and industrial premises face is at the end of the lease when the dilapidations claim arrives.
Every lease is different, but if you have a fully insuring and maintaining lease (as most companies do), there will be express clauses outlining how the building should be maintained.
Our planned maintenance surveys take the lease into account and focus on the elements that are likely to affect the dilapidations claim at the end of the tenancy, with the aim of minimising the settlement.
If maintenance is properly planned, the costs can be budgeted over a number of years and potential problem areas can be identified.
The often unseen advantage of conducting regular planned maintenance is that as a tenant, you get the benefit of the maintenance, rather than simply handing over a large cheque or completing expensive repairs for the benefit of the landlord at the end of the lease.
In short, planned, preventative maintenance will save you money and the earlier it is planned, the bigger the savings will be.
