Commercial EPC
With effect from April 2008, the Energy Performance of
Buildings Directive makes it a legal requirement for certain
types of commercial property to have an Energy Performance
Certificate, prior to the building being offered for sale or
lease.
Edgeworth Street will be able to assist commercial property
owners, property managers and facilities managers from
this date in providing a commercial energy assessment.
The survey, similar to a building survey, involves a
thorough on-site inspection of the premises and some
pre-site data gatehering and then compiling the information
together with calculating the energy rating for the
property.
A commercial EPC remains valid for a period of 10 years,
unless of course, any major modifications are made within this
timeframe, in which case, an updated nergy performance
certificate will be required.
The landlord or the property manager is responsible for
ensuring that the energy certificate is made available.
The Energy Performance of Buildings Directive has a three
year implementation timescale and many types of commercial
buildings will be affected. These include:
- Energy Certificates for
retail buildings
- Energy Certificates for
industrial units
- Energy Certificates for
hotels
- Energy Certificates for
new build commercial properties

Only those buildings falling within the above scope and
being offered for sale or lease (or newly built premises) will
require an energy performace certificate and therefore,
existing tenancies will remain unaffected by the EPBD.
