Condition Surveys Explained

A schedule of condition, also known as a condition survey, is usually conducted prior to the commencement of a lease and is a photographic record of the condition of a building.

A condition survey may also be requested when major works are being undertaken that could possibly affect neighbouring roads or properties.

In both cases, the photographic record is agreed by all parties with the aim of reducing risk at teh end of a lease or at the end of a construction / demolition project.

Costs of condition surveys vary depending on the size and complexity of the property, though cost should not be your first consideration, since the real value is only realised at the end of a lease or a project.

The photographs below are from some of our recent surveys and demonstrate the value to a tenant entering into a new lease agreement.

This guttering, at the rear of a building has all but disappeared due to lack of maintenance.

The area was difficult to access, but had the coindition not been noted, the incoming tenant would have been responsible for reinstatement.

Picking up items like this might seem trivial, but this demonstrates the general condition of the fixings and there are many on this type of building.

Replacement at the end of the lease could cost a considerable amount of money.

Even the gates to the car park will be picked up in the dilapidations claim at the end of the lease.

By demonstrating their poor condition at the start, any claim for redecoration can be minimised.

Impact damage to this blockwork wall was quite extensive, requiring rebuilding of one complete section of wall.

If not picked up in the condition survey, the tenant would have been responsible for the cost of rebuilding at the end of the lease, at a cost of somewhere in the  region of £1200 in this case.

This photograph  is typical of many metal roofs and is a common (and often easy) target for keen dilapidations surveyors acting on behalf of landlords at the end of a lease.

By demonstrating the already poor condition of the roof sheets, any dilapidations claim will be diluted, as long as the roof is maintained in its current condition or repaired to a better condition.

The building in this particular example was approximately 17,000 square feet.

The schedule of condition identified many defects of varying degrees of seriousness that if identified in a dilapidations claim, would have amounted to somewhere in the region of £90,000.

The schedule of condition contained almost 400 photographs, that together with expert commentary, provides the tenant with ample protection at the end of the lease.
