Usually because of the size of commercial buildings, the roof is often the area that causes most concern to landlords and tenants alike.
At the end of a lease, an unsuspecting tenant with a fully repairing and insuring lease, can often be faced a large dilapidations claim and in most cases, a substantial portion of the claim will be in respect of the roof.
Whatever roof covering you have on your premises, it will inevitably deteriorate over time. Gutters and rainwater pipes will become blocked unless cleaned regularly.
Moss and algae will appear. Metal roofs will suffer from cut-edge corrosion, resulting in self-finished surfaces lifting, causing rust and decay.
Roof lights are also likely to de-laminate and crack, causing localised leaking.
Asbestos roofs in particular, can be extremely problematic and are always expensive to repair or replace.
