Dilapidations Appraisals

A dilapidations appraisal is often required by larger companies with a portfolio of leased properties, for example retail chains.

Often, because of the portfolio size, it is not always possible for the property managers to keep track of the condition of all of the premises, especially with regard to potential dilapidations liabilities at lease end.

We have worked with a numerous organisations with nationwide property portfolios to help assess potential dilapidations liability, providing details of disrepair and a list of defects complete with approximate costings for repair or replacement.

Such surveys will include a floor plan of the premises and where required, a photographic schedule that provides a visual record of any disrepair.

In cases where a company is intending to reduce its property holdings and leases, the dilapidations appraisal can help management determine the level of their potential claims from the landlords, allowing the opportunity to complete works prior to lease surrender,  or of course, to make contingency funding available at lease surrender.

Our dilapidations appraisals take into account any lease that is in place, so that you are presented with meaningful documents based on the individual circumstances surrounding the lease.

This type of survey can also include a survey of the M&E services, though this is at extra cost, since specialist M&E surveyors are required for this type of work. In most cases however, the M&E services are usually covered by some kind of service and  maintenance agreement and therefore won’t be necessary, as required certification will already be in place.

Naturally, our survey would provide an indication as to whether M&E items appear serviceable and whether maintenance agreements  are in place.
